ONE PLACE CONDOMINIUMS’ CHIC FURNISHED MODEL ON VIEW IN SOUTH LOOP

CHICAGO—“Ultra-Lounge Chic” is the design theme for an edgy professionally furnished and decorated 2-bedroom model that recently opened for viewing at the 96-unit One Place Condominiums in Chicago’s South Loop neighborhood.
“Interior designer Lindy Britten created a memorable model interior highlighted by a neutral color palette of stone, pewter and ebony punctuated with vibrant splashes of crimson in Residence 310 at our new-construction mid-rise development at 1 East 8th Street,” said developer Harlan Karp of One Place Condominiums, LLC.
Residence 310, a 2-bedroom, 2-bath split floor plan unit that is just under 900 square feet, is featured on floors 3 through 10 at One Place Condominiums. It showcases optimal usage of flexible space in an extremely well designed plan.
“We removed all the wasted hallway space that in other developments eats up square footage which the buyer ultimately pays for,” said Karp.
“Residence 310 was designed to reflect the vitality and active lifestyle of the South Loop,” said Britten of Britten Design Continuum. “The great room is done in an ‘Ultra-Lounge Chic’ theme—creating an amazing space for entertaining.”
Guests who tour Residence 310 step from the foyer into a 12-by-21.5-foot great room which contains both the living room and kitchen. The great room opens to a spacious balcony with a north view of the South Loop.
“An ebony wood and chrome pub-height table with four mid-century matching red and chrome stools divides the kitchen from the main living area in the great room,” Britten said. The L-shaped kitchen work area is equipped with a stainless-steel appliance package, granite countertops and cabinets.
“The grey and black living room features a black and white hounds tooth pedestal base chair with a cocktail ottoman on a steel-grey leather area rug,” Britten said.
Walls are accented with framed geometric prints. An ebony wood and chrome retro serving bar and flat-screen TV complete the room.
To the left and right of the great room, which features hardwood floors, are the two bedrooms. Each bedroom measures 10 feet by 11.5 feet plus a separate area showcasing a dressing area with 8 feet of closet space.

The master bedroom suite features custom bedding in a 1960s geometric print in crimson, pewter and black. A modern painting with red accents hangs above the headboard.
“The second bedroom is a multi-functional space featuring a high-tech area with computer desk, wall-mounted flat-screen TV, red-leather chair and daybed.
While both bedrooms feature in-suite ceramic-tiled baths, the guest bedroom showcases a “Select-Bath” option. The shower bath is accessible from both the bedroom and the foyer.
“One Place Condominiums is a based on a straight forward concept, where we offer affordability without the sacrifice of quality finishes and location, and you feel this the second you step into the lobby,” Karp said.
“The building features well designed residential floor plans with no wasted space,” Karp said. “We asked our architect to design efficient, urban condominium floor plans that are open, yet private.” Karp noted.
Sales have been brisk at the affordably priced development, with only 14 residences still available for sale, noted Karp.
Prices on remaining 1-bedroom units start at $225,000, while 1-bedroom-plus-den units start at $345,000. Two-bedroom, 2-bath residences start at $294,000.
One Place has eight terrace units on the green roof on the 10th floor. Three are available for sale. Prices on one 1-bedroom-plus-den penthouse terrace unit and two 2-bedroom, 2-bath penthouse terrace residences range from $345,000 to $450,000. Parking is $37,500, or $55,000 for a tandem space for two cars.
Buyers at One Place Condominiums include a mix of out-of-towners and in-town residents. Closings currently are underway for the first five floors of residency in the building, he said.
Michael DeRouin, principal of FitzGerald Associates Architects, designed the 10-story mixed-use development to be constructed with reinforced concrete and a masonry and steel façade.
One Place Condominiums has 62,000 square feet of commercial space. A 3-level XSPORT Fitness health club scheduled to grand open in October showcases 44,000 square feet of space.
Two other commercial tenants are scheduled to grand open in November at One Place. Lou Malnati’s, which specializes in authentic Chicago-style deep-dish pizza, plans to open a 5,000-square-foot dine-in restaurant in early November.
UFood Grill, a contemporary quick-serve restaurant that specializes in health-smart, low-carb, low-fat, whole-grain and vegetarian food also is opening in November.
The development also features a 7-floor parking garage with more than 300 spaces.
All residences in One Place Condominiums feature maple hardwood floors in living room, kitchen and dining area, 9-foot ceilings, brushed-chrome hardware throughout, washer/dryer hookups, outdoor balconies and terraces, Berber carpeting in bedrooms, entry hall closet, off-white paint throughout and pre-wiring for high-speed Internet, cable and phone.
Kitchens are equipped with G.E. stainless-steel appliances including refrigerator/freezer, electric range with self-cleaning oven, multi-cycle under-counter dishwasher and built-in microwave.
Other standard kitchen features include 42-inch Shaker-style cabinets, three-quarter-inch granite countertops, Grohe chrome faucet with pull-out spray, stainless-steel sink and overhead track lighting.
Baths feature a Shaker-style vanity, cultured marble vanity top with sink or granite undermount sink, tub/shower combination, 12-inch ceramic-tile flooring and tub surround, Grohe chrome faucets, built-in medicine cabinet and oversized mirror.
One Place Condominiums also offers a number of upgrades in optional custom finishes, Karp said.
“The Chef” optional kitchen custom finish offers 1.25-inch granite kitchen countertops with undermount stainless-steel sink, premium upgraded appliance package as well as imported custom cabinets with choice of colors.
“The Spa” bath option features 1.25-inch granite vanity counter with undermount sink, imported custom vanity with choice of colors, soaking tub with Hansgrohe rain shower, premium Grohe faucet with “Atrio” trim and marble flooring and tub surround.
Additional optional custom finishes include hardwood floors throughout, upgraded G.E. Profile appliances, custom-built bedroom closets, stackable washer/dryer and custom finished decks for penthouse terrace units.
The building at One Place Condominiums features private entry with contemporary lobby, private residential passenger and freight elevators, recreation room, storage lockers available on each floor and bike storage.
Indoor deeded parking is available to unit owners in the parking garage is on the east side of the development. Indoor guest parking is also available in the attached 300-car garage.
The multi-million-dollar, state-of-the-art 3-level XSPORT Fitness health club fitness complex will be open 24 hours a day, 7 days a week and features indoor swimming, basketball and a rock-climbing wall, said Kathie Wade, director of operations for XSPORT Fitness.
With 14 Chicagoland locations, XSPORT Fitness includes a staff of 1,100 employees serving more than 100,000 members. Members can workout independently, in groups or one-on-one with a certified trainer on a wide range of equipment.
Amenities at XSPORT Fitness include a spa for massages, facials and other personal services, numerous tanning beds and Mystic Tan booths as well as a child’s play area with child care attendant provided for members.
One Place Condominiums is part of a mega-block development which includes Astoria Tower Residences and Spa, a 30-story new-construction high-rise condominium development at 9th and State streets, and the Burnham Park Plaza professional offices complex at 850 S. Wabash.
One Place Condominiums is in the heart of the South Loop, centrally located nearby Lake Michigan, Grant Park and on the cusp of the Central Business District.
“With street life booming in the South Loop, 70,000 active students and around-the-clock action, One Place Condominiums is a hot location,” Karp said.
Anchored by an increasing number of new residential developments, the booming South Loop has emerged as a destination neighborhood for new housing, dining and entertainment, real estate experts say.
On virtually every block in the South Loop, new luxury single-family homes, lofts, new-construction condominium high-rises and townhouses are sprouting on former industrial sites and vacant lots from Printers Row on the north to the Prairie Avenue District and the emerging South Pointe District on the south.
Attractions in close proximity to One Place Condominiums include the Museum Campus, Soldier Field, McCormick Place convention center, Navy Pier, the main public library and several larger vintage hotels.
These sites, in addition to restaurants and grocery stores, are all within walking distance of the new development.
The convenient location of One Place Condominiums offers easy access to major highways, neighborhood conveniences and amenities such as grocery shopping. A new two-level Jewel/Osco store is open at Wabash Avenue and Roosevelt Road.
