As you may be aware, the President has officially signed the new Housing Bill. Before this Bill formally goes into effect on October 1st, now is the perfect time to take advantage of some of those home buying assistance programs that may no longer be offered including the “$0” down payment assistance, the lower Federal Housing Administration (FHA) minimum down payment limits and current FHA loan amounts.
How will this affect decisions to purchase a new home? On October 1, 2008, all government sponsored “$0” down payment assistance programs are scheduled to stop. To beat the deadline for these programs, all "$0" down home loans must be fully approved by September 30, 2008 (Full approval may take approximately a month). Secondly, the FHA will be increasing the minimum down payment required on all FHA Loans from 3% to 3.5%. There is also a provision which could lower the current FHA loan amount of $346,250 down to the Phoenix area's median sales price of $277,000. This could drastically impact anyone purchasing a home with a higher sales price as it would fall outside the revised FHA limits (Source: H.R. 3221 - Housing and Economic Recovery Act of 2008). Granite Ridge and Mountain Shadows offers several homes in which buyers can still take advantage of the current, buyer-friendly programs if they act quickly.
