Steady Sales Continue at McMillin Lomas Verdes

STEADY SALES CONTINUE AT MCMILLIN LOMAS VERDES

Midway through 2008, sales continue to progress at McMillin Lomas Verdes, a family-oriented community by The Corky McMillin Companies in the Otay Ranch area of Chula Vista, where six neighborhoods have surpassed the 1/3 mark in sales, according to Liz Barela-Ramirez, marketing vice president for The Corky McMillin Companies, master developer of the community.

"After years of planning and development, McMillin Lomas Verdes has bloomed into one of the most desirable places to live in this area," said Barela-Ramirez. "Besides the amazing land itself with its rolling hills and great vistas, the community offers every amenity for a life of leisure. Several swim clubs, numerous interlinked community parks and top-notch schools are just a few of the many offerings that make the community so appealing - just ask the 2,500 families who now call McMillin Lomas Verdes home."

Neighborhoods currently selling in the third and final phase of McMillin Lomas Verdes include Mosaic and Tapestry by Shea Homes, Treviana by Cornerstone Communities, and Jacaranda, Terracotta and Indigo by McMillin Homes. Fifty-one of these neighborhoods' homes have sold in 2008 alone.

Mosaic is proving to be the top seller at McMillin Lomas Verdes this year, averaging a total of more than two home sales a month, with a total of 13 sales in 2008.

Consisting of an eventual 218 residences in motor-court clusters, Mosaic homes offer six different floor plans ranging from 1,175 to 1,605 square feet and featuring two or three bedrooms and 2 1/2 or 3 1/2 baths. Distinctive amenities for Mosaic include one- or two-car garages, gas-burning fireplaces, laundry areas, entry porches and balconies. Prices start in the low $300,000s.

Mosaic took home a top honor at the 33rd Annual MAME Awards presented by the Building Industry Association of Southern California for best attached home under 1,500 square feet.

A close second, Tapestry has recorded 10 sales since the beginning of 2008.

Tapestry is made up of detached tri-level condominium homes ranging from 1,822 to 2,253 square feet. Designed in Spanish, Craftsman, Cottage and Monterey architecture, the homes feature three to four bedrooms and 2 1/2 to 3 1/2 bathrooms. Select plans at Tapestry also offer private entrances, first-floor bedrooms, master suites with a separate tub and shower, third-floor loft, kitchen islands, spacious laundry rooms and gas-burning fireplaces. Priced in the low $400,000s, these homes include an attached two-car garage.

This innovative neighborhood of detached condominium homes was recently awarded with an esteemed Gold Nugget Award for Best Single Family Detached Home in the Western United States at the Pacific Coast Builders Conference.

With eight sales this year, only one home remains in the current phase at Cornerstone Communities' Treviana. Boasting up to four bedrooms, 2 1/2 baths, and a den or a loft in each floor plan, this neighborhood offers two- and three-story townhouses ranging from 1,245 to 1,820 square feet in four distinct floor plans. Prices start in the low $300,000s.

Indigo, Jacaranda and Terracotta, three new neighborhoods by McMillin Homes, have been proving to be a triple homerun with a combined total of 20 homes sold in six months.

Indigo will offer 151 single-family homes ranging from approximately 2,259 to 2,984 square feet. The residences provide three to six bedrooms, 2 1/2 to four baths and two- or three-car garages. Prices begin from the low $500,000s.

Jacaranda will eventually offer 160 two-story single-family homes with three to five bedrooms and 2 1/2 to 3 1/2 baths, from 1,935 to 2,447 square feet. Prices start from the high $400,000s.

Terracotta will offer 132 two-story, single-family homes in a creative courtyard design, ranging in size from approximately 1,577 to 2,010 square feet, with three to five bedrooms, 2 1/2 baths and two-car garages. Prices start from the high $300,000s.

Within the master-plan community, McMillin Lomas Verdes boasts over 100 acres of parks and recreational areas, complete with trails and pathways perfect for running and walking, all of which accent its six beautiful parks.

In addition to providing options for outdoor activities, residents can send their children to top-notch schools directly within the community. McMillin Lomas Verdes houses two elementary schools - Corky McMillin Elementary and Wolf Canyon Elementary - and two high schools - Olympic High School and Meter Dei Catholic High School.
