Ironstate Development Company announced today that its
first “Green” building, Berkshire, has received LEED® Gold certification from
the U.S. Green Building Council (USGBC).
Located
on the Hudson Riverfront in Hoboken, NJ facing midtown Manhattan, the new luxury
rental building is one of only four new construction LEED®-certified
residential projects in the state.
The building features an 11,000 square-foot roof garden, an exterior
wall system specifically designed for increased thermal comfort, and durable
finish materials with low volatile organic compounds (VOCs) which greatly
improve air quality.
“Berkshire is an excellent example of green
residential development and we couldn’t be prouder of this all-important
achievement which is the result of a dedicated and experienced team of
professionals working toward the common goal of improving the environment,”
said Michael Barry, a principal of Hoboken-based Ironstate Development.
Designed by Minno & Wasko Architects and
Planners, the 13-story building -- the tallest LEED®-certified project in New
Jersey -- was completed last month and features 93 rental residences which were
leased up in just four months.
Additional sustainable elements include automated lighting controls, a high
performance thermal envelope and recycled and renewable finish products. The poured-in-place concrete
structure of The Berkshire is made of recycled materials.
The largest amenity of Berkshire is also the feature
that offers the most sustainability to the project. The 5th-floor roof garden presents an attractive
outdoor recreation area for residents while also offsets the building’s ability
to capture and retain heat which can negatively affect the micro climate of the
City. In addition, the green roof
utilizes storm water for irrigation, so only a small amount of rain water flows
to the City’s storm drain.
The one- and two-bedroom residences at Berkshire feature
highly-rated windows, water efficient plumbing fixtures and Energy Star®
appliances.
Berkshire
is located within Ironstate’s Shipyard community, a mixed-use riverfront development
comprising 1,160 residences, 65,000 square feet of retail space, a one-acre waterfront
park, full-service marina and Yacht Club, and an onsite ferry terminal with
service to Manhattan.

The
quest for Berkshire’s LEED® certification is in line with Ironstate
Development’s corporate initiative involving sustainable development. The company recently began retrofitting
some of its existing rental communities in New Jersey with solar roof panels, and
is currently converting lighting in all of its parking garages to compact
fluorescent lights.
In
addition, Ironstate is currently in the design stage for future LEED®-certified
buildings, including a large-scale mixed-use community on the waterfront in
Staten Island, NY which will feature 800 residential units and retail space.
