Home sells quicker than expected? Range of move-in ready homes await in several neighborhoods at Mill Creek in Geneva

With leading market indicators showing that real estate sales are heating up, Shodeen Homes continues to cater to increased demand by doing what they have done all along:  Offer a variety of move-in ready homes available for immediate to 90-day occupancy at Mill Creek, its master-planned golf course community in Geneva.


The latest housing numbers indicate that construction activity and home sales are finally on the rise. Additionally, recent data from the Standard & Poor’s/Case-Shiller index—widely regarded as the most reliable gauge of home values—reveal that 19 of 20 tracked cities posted year-over-year gains, including the Chicago market, and home prices rose 5.5 percent in November from a year earlier. That’s particularly good news if you’re looking to sell an existing home and move into a new construction residence ready for occupancy.


“With less competition in the resale market, many of our buyers are selling their resale properties much faster than they used to and are consequently needing quicker deliveries on their next homes, without having to seek interim housing,” said Nathan Amidon, Sales Director with Shodeen Homes. “At Mill Creek, we continue to construct and provide a healthy supply of fresh inventory homes available at various stages of delivery—from immediate to 90 days. This has proven to be a successful strategy for us the past several years.”


Amidon noted that many other builders are skittish about building inventory residences and taking on the risk that they could remain unsold for an extended length of time.


“Our blend of spec homes are very popular and tend to be claimed relatively quickly, so we keep replenishing supply and giving our customers a wide array to choose from,” he said. “Many of these homes are premium home sites with golf course views, lookout basements or cul de sac locations.”


Amidon said 13 single-family inventory homes are currently available within three different Mill Creek neighborhoods: Tanna, Oakmont and Pinehurst.



At Tanna, buyers can select from seven homes available in six different floorplans, some move-in ready while others are available within 90 days, offering three to five bedrooms, two to three and one-half baths, and 2,000 to 2,783 square feet—priced from $369,732 to $418,958 (all prices subject to change without notice).


Case in point: the two-story Hartford at 0N655 King Drive sits on a spectacular home site with views to the golf course and pond from the back and open space and wetlands to the front.  With 2,457 square feet of living space, the Hartford includes four bedrooms, two and one-half baths and a beautiful kitchen with granite countertops, stainless steel appliances and hardwood floors. Buyers in less of a hurry can choose to have one of six new Tanna designs built, all including three to four bedrooms, two-and-a-half baths, and 2,000 to 2,776 square feet—with base prices spanning $289,900 to $361,258.



Within Oakmont, home hunters can choose from five different inventory homes (four floorplans featured) with a wait of no longer than 90 days. All of these homes include four to five bedrooms, two-and-a-half to three-and-three-quarter baths, and 2,798 to 3,322 square feet—priced from $409,023 to $499,900.


One standout among the five is the Blue Stem I at 0N562 Sounders Dr., offering four bedrooms, three-and-a-half baths, 3,200 square feet, full basement, three-car garage, granite countertops, upgraded cabinetry and stainless steel appliances in the kitchen—priced at $439,978 and move-in ready.


Buyers who seek to build a personalized Oakmont home from the ground up can choose from five designs, including a ranch, each providing four bedrooms, two-and-a-half or three-and-half baths, and 2,360 to 3,312 square feet, base priced from $367,714 to $435,588.



In Pinehurst, one lucky buyer can claim a Danford II inventory home, scheduled for March move-in. This home is a brand new design with three bedrooms, two-and-a-half baths, upscale master suite, fireplace, open kitchen with granite countertops and ceramic tile, impressive golf course views, and 1,998 square feet. The Danford II is priced at $299,803.


Pinehurst also features four total home styles (including a ranch), each offering two to three bedrooms, two-and-a-half baths and 1,998 to 3,315 square feet—ranging in base price from $282,532 to $421,441.
