LENNAR DOWN TO 16 HOMES AT GREENBRIAR OCEANAIRE

WHICH QUALIFY FOR FEDERAL TAX CREDIT

Saint Patrick’s Day Celebration March 13th & 14th From 11:30 am to 3:30 p.m.

WARETOWN, N.J. – With time running out on the Federal Tax Credit, both first-time and repeat homebuyers are feeling the urgency to act now to avoid missing out on up to $8,000 in savings.

“We’ve clearly seen an uptick in sales activity at our New Jersey communities because of the Tax Credit, and expect to see further action in the marketplace as more and more buyers realize that the offer is fleeting and that they must sign a contract by April 30th and close by June 30th to enjoy the monetary benefit before the program expires,” notes Don Bompensa, President of Lennar’s New Jersey Division.

Lennar is well-positioned to enable its customers to take advantage of the Tax Credit based on its decision to begin construction on a number of homes at all of its communities.   It’s particularly noteworthy at Greenbriar Oceanaire, the award-winning active adult community in Waretown just north of Long Beach Island, where only 16 existing homes remain available which will meet the time constraints of the Federal Tax Credit.

“Adding even greater value to these homes is the fact that we now have only 300 of the 1,400 total homesites remaining at Greenbriar Oceanaire – an incredible accomplishment achieved over the course of nine years which speaks volumes about the overall appeal of this resort-style community,” Mr. Bompensa points out.  “Once released, the final homesites will all carry some level of premium depending on location, view, etc.  As a result, the existing 16 homes, tied to the temporary Federal Tax Credit, will unquestionably be the most affordable opportunities to become a part of this one-of-a-kind community, the likes of which will arguably never be seen again in New Jersey.”

Greenbriar Oceanaire continues to spark interest in those 55 and better, building on its reputation as one of the most desirable active adult communities in the state.  Contributing to this success is an incomparable resort-like lifestyle stemming from the community’s magnificent 38,000-square-foot clubhouse which offers year-round entertainment with its indoor and outdoor pools, tennis and boccie courts, a fully equipped fitness center/spa, game rooms, library, computer and craft rooms and a grand ballroom.  Residents also enjoy an incomparable Arthur Hills-designed, 18-hole championship golf course that is located completely within the community and challenges players on all levels.

Greenbriar Oceanaire’s luxurious layouts feature seven ranch-home designs ranging in size from 1,900 to 3,100 square feet of living space priced from the $300,000’s.  Some homes include lofts.  Found throughout the homes are upscale interior appointments including dramatic vaulted, sloped or step ceilings; oversized windows and ceramic tile floors. Kitchens include GE Profile stainless steel appliances, breakfast nooks and granite countertops; while sumptuous master baths feature Roman-style soaking tubs, separate shower stalls, double vanity sinks and decorator vanity cabinets.

For more information on Greenbriar Oceanaire, please call the community’s Welcome Home Center at 866-203-6475, or visit Lennar’s website at www.lennar.com.

To visit Greenbriar Oceanaire from Northern New Jersey, take the Garden State Parkway South to exit 69.  At the end of the ramp turn right onto Wells Mills Road (Route 532 East).  Oceanaire is about ¾ of a mile on the right.

From Southern New Jersey, take the Garden State Parkway North to exit 69.  At the end of the ramp turn right onto Wells Mills Road (Route 532 East).  Oceanaire is about ½ mile on the right.
