River Trace at Branchburg experiencing strong sales and continued demand for condos starting from $299,900

Friday, November 06, 2009 / Coldwell Banker New Homes & Condominiums

BRANCHBURG, NJ, NOVEMBER 5, 2009 – Only a month after a successful Grand Opening, River Trace, a collection of condominium-style two bedroom, two bath units priced from $299,900, has experienced strong sales and continued demand.  According to Coldwell Banker New Homes & Condominiums, one of the nation’s largest award winning residential brokerage firms, a number of units are already sold and more contracts are underway.  The community is by River Trace, LLC, a new partnership between local builders, American Classics, LLC of North Branch and Mercal, LLC of Bridgewater.

Coldwell Banker New Homes & Condominiums Vice President David Schoner states, “The community was inundated by prospective buyers during its Grand Opening weekend with numerous buyers qualified one the spot, and it continues to be a hot spot on weekends during Open Houses.  Prospective buyers – particularly those who visited during its pre-construction event – are very impressed by the community that has taken shape.  The stone and vinyl sided building with elegant entry foyer is not only distinctive in its décor, but also in its construction.  As described by partners from River Trace, LLC, River Trace is a craftsman-style building incorporating the finest materials and the latest technologies to provide residents with exceptional security and value.”

Schoner continues, “But that’s not all.  The River Trace LLC team, which offers more than 50 years experience in the creation of beautiful homes, shopping centers and offices throughout the state, is providing each owner with a full host of the most requested features and the best use of space.”

Ranging from 1,700 to 2,700 square feet of space, each condo offers two large bedrooms with walk-in or large closet and two full tiled baths as well as a spacious family room, dining room and large eat-in kitchen. The study / den can serve multiple uses including a home office, media room or library.  Units also feature a private balcony and designated underground parking space.

Site Manager Stephen Krol of Coldwell Banker in Readington further explains, “Our standard amenities are costly upgrades in other communities.  Our buyers receive hardwood floors, nine-foot ceilings and plush carpeting.  The eat-in-kitchen is perfectly designed for cooking and entertaining with wood cabinetry, granite countertops and brand name appliances.”

Krol adds, “It’s not just the fine craftsmanship and luxury details that are drawing buyers to River Trace, it’s also the notable small town charm of its location in this picturesque region of central New Jersey.  Branchburg artfully combines a rich history, which dates back to the Lenni Lenape Indians, with all the modern conveniences that today’s condo buyers demand.  The area offers open spaces and country views with endless recreation at nearby parks, historic sites and golf courses.  Yet it offers easy accessibility to just about everywhere in the state.  Routes 22, 202 and 206, as well as I-78 and I-287 make commuting and traveling to the Princeton corridor, Northeastern New Jersey and New York City a breeze.  Plus, public transportation via the North Branch train station and bus service offers a convenient commute to Midtown Manhattan and all the entertainment it has to offer.”

He continues, “Nearby Commerce Bank Park is the perfect place to catch a ball game or local event in town.  Raritan Valley Community College not only offers exceptional educational, but also a wide array of theatrical productions.  What’s more, there is a plethora of shopping choices from local boutiques to convenience centers to large shopping centers including the Bridgewater Commons Mall.  The Flemington Outlets are also just a short drive away.”

River Trace is also beautifully landscaped and provides walking trails and river views.  A community Clubhouse is planned and will be underway shortly.

Prospective buyers, looking for a finely constructed and well appointed condominium-style home starting from $299,900 in a picturesque setting in central New Jersey, should visit River Trace at Branchburg.  The community hosts Open Houses Thursday through Sunday from 12 noon to 5 p.m. or by appointment.  To make an appointment or for additional information, please contact Site Manager  Stephen Krol of Coldwell Banker in Readington at the River Trace Sales Office at (908) 202-9797 or visit www.cbnewhomesandcondos.com.

A branchburg neighbor - 2011/10/03
Um. No they're not. They don't mention the empty concrete hole across the parking lot where the second building was supposed to be built. In order to save on construction costs, the builder dug out the underground parking garage for the two buildings at the same time. This way he got a bulk discount on the concrete. However, they finished the first building, but then ran out of money to finish the second building. So now if you purchase a condo, your view is of an large concrete hole in the ground where the second building was to go up. I live nearby and this empty construction site is an eye sore and brings down the values of everything nearby. It’s also an attractive nuisance since children play nearby with only a flimsy fence surrounding the hole which is a 30 foot drop. I am shocked the township of Branchburg does not make them fill it in and clean it up. I complain, but they keep telling me they are going to start work on the second building on top of the concrete hole. It’s a lie. They have been saying that for 3 years now. They have no money to finish the second building. The town should order them to fill the hole in. The completed building is practically empty with only one Chinese family living there and some old couple. If you want to buy deserted condo next to a hazardous unfinished construction site from a bankrupt builder charging above market prices, then check out River Trace!!
