HUNDREDS TURN OUT FOR ROOFTOP PARTY TO CELEBRATE

40 PARK GOING VERTICAL AND ACHIEVING 50% SOLD MILESTONE

MORRISTOWN, N.J – Nearly 500 people turned out for a rooftop party last Sunday to help celebrate the vertical construction progress and impressive sales success of 40 Park, the new luxury condominium building rising in downtown Morristown, NJ that is already three stories out of the ground and 50% sold.

The four-hour event saw the expansive rooftop of the newly-constructed DeHart Street public garage located adjacent to 40 Park transformed into a dramatic setting for the Top 40 Party, where live music, delicious cuisine from some of Morristown’s most popular restaurants, and a showcase of 2009 Porsche Models kept guests well-fed and entertained throughout the day.

“We couldn’t have been more pleased with the turn-out, the participation of Morristown’s restaurateurs, and with the overall response to 40 Park,” notes Debra Tantleff, a Vice President of Roseland Property Company, which is developing the new luxury condominium community overlooking the historic Morristown Green in partnership with Woodmont Properties and Epstein Land Company.

“The goal was to provide buyers, prospective buyers and their families and friends with an opportunity to experience, even for just a few hours, what living in this wonderful neighborhood is really like.  They were able to enjoy spectacular views of the Morristown Green and surrounding landscape which will be nearly identical to the views from the homes next door.  And they got to sample signature dishes from some of Morristown’s best restaurants which are a significant part of Morristown’s fabric.”

Some of the acclaimed restaurants serving their fare at the party included George & Martha’s American Grille, Lafayette Café,  Grand Café, Ming II, Pazzo Pazzo, The Brick Oven of Morristown, Enjoû Chocolat, Greenberry’s and Cappia Café.

In addition to fine food and live music, attendees enjoyed getting up close and personal with a number of recently-unveiled 2009 Porsche models, courtesy of Paul Miller Porsche of Parsippany.

While many at the party were experiencing Morristown’s cuisine for the first time, 40 Park homebuyer Luma Oweis could practically recite each restaurant’s menu by heart.

“Most of them know me by name when I walk into their restaurants,” said Ms. Oweis.  “This is why I love my town.”

Ms. Oweis, who is President of Oweis Engineering, Inc., a prominent geotechnical engineering consulting company, has been renting an apartment in Morristown for the past eight years.  With her business in town, her parents recently purchasing a residence at the Vail Mansion just down the road, and her love for Morristown, she didn’t even consider leaving the area after deciding it was the right time to purchase her first home.

“I just love this atmosphere, which is a perfect combination of city and suburban living,” she said.  “Then you come to this event and see your future neighbors who are a great mix of young people, some with children, and older people, and it makes you appreciate the town even more.”

Staring out over the rooftop at 40 Park rising out of the ground, Ms. Oweis couldn’t help thinking ahead to when she’ll be moving into her brand new, 5th-floor condominium that will face the lively piazza.

“This is a rare find in New Jersey,” she said.  “To have this great home with a balcony right in the center of town; it’s really the perfect lifestyle.”

40 Park features 60 luxury condominium homes and 13 magnificent penthouse residences housed in a distinctive seven-story residential building overlooking the famous Morristown Green.  Buyers can select from a wide variety of one-, two- and three-bedroom homes.

Prices start from the mid-$500,000s to more than $1 million for the Signature Residences and from $1.3 million to $2.2 million for the penthouses.  The penthouses will include extremely large private terraces of up to 1,800 square feet of desirable outdoor space.

Residents will also enjoy a number of private recreational amenities located within the building, including the elegantly-designed Park Center which features a lounge area with a fireplace, big screen TV, billiards table and a catering kitchen.  There’s also a fitness center with state-of-the-art carirdiovascular and weight-training equipment.

There’s also private, secured parking for residents, while 55,000 square feet of high-end, boutique retailers and restaurants will complement the downtown, pedestrian-friendly setting.
