NEW YORK, NY –The Marketing Directors, Inc. has executed successful leasing programs at three prominent New Jersey rental communities, once again proving why developers call upon the 30 year-old marketing and sales/leasing firm when seeking timely results.

The Value Companies’ 140 Mayhill in Saddle Brook, NJ is perhaps The Marketing Directors’ standout success story of 2009 with the project’s 158 rental residences fully leased and occupied in just nine months.

“Hiring The Marketing Directors was an investment that provided huge returns for our 140 Mayhill project,” says Jon Moore, Vice President of Business Development for The Value Companies. “We could have staffed it ourselves, as we have a team of talented in-house leasing professionals across our portfolio.

“However, with the entire investment in the ground the day we opened our doors, we wanted to ensure absorption, and creating a buzz was key. The Marketing Directors directed a leasing and marketing plan that achieved 100% occupancy in just nine months, 40% faster than we projected.   Our relationship with them has paid big dividends.”

The Metropolitan in Red Bank, NJ demonstrates a similar scenario of leasing success, though with a marketing twist.  Launched as a 37-home condominium, the building was subsequently converted to rentals in light of the prevailing market conditions.  Developer Pyramid Property Partners retained The Marketing Directors as the project’s marketing and exclusive leasing agent.  Results were immediate as the final 30 homes were leased in just under four months.

Following their successful lease-up of the initial phase of 320 residences at Pier Village, the award-winning, mixed-use community located along the oceanfront in Long Branch, The Marketing Directors were once again brought on board by Applied Development Company to market and lease the community’s second phase consisting of 216 residences.  Despite marketing the oceanfront community through the last winter season, The Marketing Directors has successfully leased more than 96% of the homes.
