Abrego Development Company announces new mixed-use development in Kenedy, Texas

The Abrego Development Company, LP is in the final stages of preparing for its third development in South Texas. “Kenedy Station” will be a mixed-use development located in Kenedy, Texas, in Karnes County, which is approximately 60 miles southeast of San Antonio.

Plans for “Kenedy Station” are now moving forward after the Kenedy City Council’s Oct. 12 approval of the Development Agreement for a Tax Increment Reinvestment Zone (TIRZ) for the 165-acre property located behind the Wal-Mart Supercenter on U.S. Hwy 181. The TIRZ allows for future real estate taxes from the development to reimburse infrastructure costs paid by Abrego Development Company during construction. This method of economic assistance helps make the much-needed development possible.

As a mixed-use project, “Kenedy Station” includes single family and multifamily residential units, retail development, office/warehouse development, hotel/motel development, a day care and other such uses as determined by Abrego Development Company. Construction is slated to begin in early 2011.

“Kenedy Station” is in an ideal location to answer the housing and related needs of those who want to move to the Karnes County area because of the Eagle Ford Shale oil and gas discovery and drilling. The Kenedy area has had both oil and gas discoveries. The Eagle Ford Shale spans several counties throughout South and Central Texas with a heavy concentration in Karnes County. It has been hailed as the biggest such discovery in 40 years.

Kevin D. Brown, President of Abrego Development Company, explained that preparation for this project began more than three years ago when he was approached by personnel from the Karnes County Economic Development Corporation about the extreme need for housing for employees of local industry, the hospital and the school district.

“Since that time, Abrego Development has worked very closely with officials from the City of Kenedy, Karnes County and the Economic Development Corporation, as well as area residents, to develop a master plan that would best serve the community. Approval of the Development Agreement and the ultimate ratification of the TIRZ are milestones in bringing the master plan to reality,” Brown said.

This is the third development since 2005 for Abrego Development Company, which is based in the La Vernia/Floresville area. The first two developments are Abrego Lake and Eden Crossing, which total a combined 1,100 acres and are both single-family, residential communities with acreage homesites. 

Abrego Lake offers the tranquility of a rural setting with the preservation of its natural beauty. Nestled amidst majestic oak and hickory trees, this community is located on Highway 181 just 20 minutes southeast of downtown San Antonio. Approximately 320 homes are planned for Abrego Lake. The very custom homes start in the $230s and range in size from 2,100 to 4,000 square feet. Abrego Lake homesites range from 1 to 4 acres. Amenities include a private community lake, lakefront gazebos, picnic areas, a commercial-quality playground, and walking trails. Custom homes start in the $260s with square footage ranging from 2,300 to 4,000. In addition to offering a peaceful and private location, Eden Crossing will have a community lake and park in a future unit.
